It covers good-faith performance, financing and sole-discretion clauses, and strict time-of-the-essence closings. It explains late-wire risks, requisition timing and categories, and the need for clear elections on anticipatory breach. It notes adverse possession issues touching public land. Practical steps include wiring early and confirming settlement, using precise extensions, documenting efforts on conditions, tightening correspondence, and scoping retainers and ILA. Overall, the session distills court guidance into concrete file-handling habits that reduce disputes.
